A small state with three different sets of problems
Ninety-six miles top to bottom, and the way a door fails in Wilmington has almost nothing in common with how it fails in Bethany.
Salt air along the bay and the coast
From Lewes through Rehoboth, Bethany and Fenwick, salt corrodes roller bearings, lock cylinders, balances and the small screws holding everything together. Coastal hardware seizes rather than wearing gradually, and it needs corrosion-resistant replacements to last.
Beach sand in the tracks
In Sussex, sand comes home on feet, towels and dogs and goes straight into sliding door tracks. Mixed with old lubricant it becomes a grinding paste, and it is the fastest way there is to destroy a set of rollers.
Humidity that swells everything
Delaware summers run hot and genuinely humid. Wooden doors and sashes take on moisture, bind solid by July and then shrink back through a heated January. The same opening sticks in one season and rattles in the other.
The lowest-lying state in the country
A great deal of Delaware housing sits close to grade with a high water table beneath it. Water that cannot drain away from a threshold or a sill goes into the framing instead, and wood-framed construction does not tolerate that for long.
Three centuries of building
New Castle County holds colonial, Federal and Victorian homes whose openings have been settling for two hundred years. Original sash, mortise locks and out-of-square frames are everywhere, and they need repairing rather than ripping out.
Nor'easters and coastal storms
Winter nor'easters and the remnants of tropical systems both reach Delaware, driving rain horizontally at exactly the openings least able to shed it. Hardened seals and blocked sill drainage are what turn that weather into water damage.

Questions we get every week
My sliding door is really hard to open. What is wrong?
Almost always the rollers underneath have worn flat or seized, so the panel drags instead of rolling. Near the coast, salt corrosion is usually behind it; inland it is more often sand and grit in the track. Either way it is a repair, not a replacement.
My windows fogged up between the panes. Can that be fixed?
Yes. The sealed glass unit has failed and moisture has got in. We replace the unit inside your existing sash — the window itself stays exactly where it is.
My house is old and the windows are original. Should I replace them?
In most cases, no. Original sash in sound condition, repaired and weatherstripped, performs well and lasts far longer than a replacement unit. It also fits an opening that is almost certainly no longer square.
Everything on my beach house corrodes. Is there anything better?
Yes. Sealed stainless-bearing rollers and corrosion-resistant hardware last considerably longer in coastal conditions than the standard components most doors and windows ship with, and they are worth specifying.
My doors stick in summer and gap in winter.
That is wood responding to Delaware's humidity swing. The right fix is adjusting hinges and strikes rather than planing material off, because a door planed in August leaves a gap in January.
How much does a repair cost?
It depends on what failed. Rollers, hardware and rescreening sit at the low end; glass, rot and track work cost more. You get a firm price on site before we start, and the estimate is free.
